If you want to market your houses to let yourself you can use openrent to get them on the big property portals like Rightmove and Zoopla. Then I use a mixture of Jotform with conditional questions and Simply Book Me to automate tenant screening and viewing scheduling without needing to be constantly phoning applicants that are not acceptable. To be fair, there's at least some precedent for per-minute pricing: TutorMe (https://tutorme.com) used to offer on-demand tutoring at the same $1/minute rate (in addition to a subscription option similar to the one you're describing) and appeared to have some success with that model.
